Working alongside our client Helix Property Partners, we have provided occupational advice in relation to the Dean Street elevation of 33 Soho Square, a large mixed use asset located in prime Soho.
We advised on the surrender of the existing leasehold interest, held by NatWest bank, for a significant premium payment and have identified a new best in class restaurant operator at a significantly higher rent, working closely with the client and their project team. Further announcement soon.

Unit 1, 49/63 King Street, Hammersmith. Working with European investment manager Patrizia, we have advised in relation to the reletting of the former Poundland premises in a prime location on King Street, Hammersmith.
We worked alongside the client providing strategic occupational advice prior to the Poundland CVA, allowing a quick response to break the Poundland lease and securing Holland & Barrett a new flagship shop in this location at a higher level of rent.

We have recently completed a new flagship letting at 133 Cheapside with Vision Express on terms which align with the client’s asset management strategy for the property

Providing occupational advice to Romulus in relation to their Hammersmith retail asset.
Using our knowledge of active occupier requirements in Hammersmith, we were able to advise on true market value in the absence of any recent letting activity and ultimately agreed new terms with Pret a Manger to remain in the existing site on a new 10 year lease.

As part of a remit across this large mixed use Central London asset, we provided lease advisory and asset management support prior to the launch of the asset for sale in 2026.
The asset includes 30 retail, F&B and leisure units and our remit included the completion of rent reviews and lease renewals on existing retail units including the surrender of strategic parts of the estate to assist in the delivery of a new office refurbishment/development opportunity.
