We have provided occupational and asset management advice on the Dean Street commercial element of 33 Soho Square to Helix Property Partners and Zedra.  This included existing use and rent review valuation under the existing lease with NatWest but also wider asset management on the potential repositioning of the asset to alternative restaurant and leisure uses.

The location has evolved as a result of the opening of the Elizabeth Line Dean Street ticket hall, and following a detailed asset review including planning and financial feasibility analysis, a surrender of the existing banking hall lease for a significant premium was completed and a marketing campaign launched to attract a new high quality retail or restaurant use.

An exciting new tenant has been identified and further details will follow which will realise a significant improvement in the commercial use of this prominent Soho location and significant asset value enhancement.
